There are so many different teachings because different people can be reached in different ways.
There is not just one way. If a center really emphasizes that they have the only true way, I would definitely be cautious.
I like how the zendo I have been too is connected to different Buddhist traditions. They share a building and occasionally collaborate. Also, they do interfaith dialogues.
It's great that you are able to check out so many places. It sounds like you live in a thriving area.
